Developed in 2023, the 12,750-square-foot single-tenant Class A facility is operated under a long-term net lease backed by investment-grade credit and secured by one of the nation’s leading pediatric and women’s health systems.

 

The seller, a local developer, had not initially planned to bring the property to market, but was motivated by compelling pricing and the option to retain management. Matthews™ leveraged its extensive relationships to identify an institutional retail fund focused on healthcare assets with long-term investment-grade credit tenants. The buyer was attracted to the operator’s strength, quality construction, and well-positioned location in the Far Northwest Austin submarket.

 

Following a 47-day escrow period, the transaction closed with strong collaboration from both parties, contributing to an efficient and seamless process.
