SAN DIEGO, CA — Matthews™ Capital Markets (MCM), a fully integrated and dedicated financing division of Matthews™, is pleased to announce that it has successfully arranged a $17,000,000 construction loan for the tenant improvements of a 35,000 square foot veterinary hospital located at 237 Via Vera Cruz in the San Diego submarket of San Marcos, California. The loan was arranged by Curtis Kaufman and Brian Kaufman, First Vice Presidents of Capital Markets at Matthews™.

 

The client acquired the vacant 65,500-square-foot corporate headquarters and manufacturing facility in January 2025 and sought financing to fund tenant improvements for the veterinary hospital and future tenants. Due to the specialized use and high dollar-per-square-foot nature of the improvements, the financing process required a lender experienced in complex healthcare and veterinary operations.

The five-year loan term included two years of interest-only payments and no prepayment penalty, providing flexibility and supporting the client’s long-term business objectives. Matthews™ had previously arranged permanent financing for another stabilized veterinary hospital for the same client, further underscoring the firm’s ability to deliver consistent, relationship-driven results across multiple transactions.
