Matthews™ Vice President Seamus O’Brien, First Vice President & Associate Director Thor St. John, and Senior Vice President & Senior Directors Michael Moreno and Rahul Chhajed, represented the seller in the $5,050,000 transaction, which set a square-footage record for healthcare properties sold within the last two years in the Route 4/17 submarket.
The 9,914-square-foot fee-simple condominium is leased to Paradigm Oral Health, a dental service organization with more than 75 locations nationwide. The seller capitalized on favorable pricing and timing supported by a freshly executed lease that established a stabilized income profile. Matthews™ sourced the opportunity through direct outreach and executed a targeted marketing process, securing a sale to a repeat buyer who was attracted to the property’s durable in-place cash flow, long-term lease structure, and 2% annual rental increases.
Shortly after the property was brought to market, a New Jersey policy change shifted more than $200,000 in closing costs to the seller, introducing unexpected complexity during escrow. Matthews™ worked closely with both parties to evaluate scenarios and adjust the deal structure to preserve economics while meeting the buyer’s year-end timeline. The escrow closed in under 60 days and is believed to be the largest dental condominium sale completed in 2025.
