TAMPA, FL — Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, announces the successful sale of Valrico Centre located at 3311 Lithia Pinecrest Road, a 53,644-square-foot grocery-anchored neighborhood Centre. Anchored by Sprouts Farmers Market and PetSmart, Valrico Centre is a 100 percent occupied, necessity-based retail destination positioned in one of Tampa’s fastest-growing suburban corridors, Valrico. Sprouts is one of the Southeast’s fastest expanding grocers, reporting 17% YOY sales growth in Q2 of 2025. The property also features an extremely strong Orangetheory, which recently renewed through 2030, further strengthening the tenant mix.

 

The property was sold by WEG Valrico, LLC, a repeat Matthews™ client, and purchased by West Cold Storage, LLC, represented by Glen Alexander and Doug Desantis of Strategic Reality Services LLC. The buyer identified the property as a long-term investment opportunity in a growing SW Florida corridor.
