The lease includes 3% annual increases throughout the initial term and option periods (two 5-year options), as well as fair market value (FMV) rent adjustments at the start of each option period, providing for a strong hedge against inflation.
Investment Grade Parent Company – With over 760 locations across 47 states, SRS Distribution has quickly grown to become one of the largest roofing and building supply distributors in the United States, posting an annual revenue of ±$10 billion. In June 2024, SRS Distribution was acquired by Home Depot (NYSE: HD) for ±$18.25 billion. Home Depot is an investment-grade tenant (S&P: “A”).

To accommodate SRS’s growing presence at the facility, multiple rounds of renovations have been conducted in recent years.
Highly Desirable IOS Site – This ±15,000 SF facility sits on ±3.17 acres of land (10.85% coverage), providing substantial industrial outdoor storage (IOS) capabilities. The site is located at a hard corner of Loop 281 (±15,000 VPD) and I-20 (±36,000 VPD) with immediate access to the on/off ramp.
